Before handover, the snagging process runs on printed lists, spreadsheets, and WhatsApp threads between site managers and contractors. Issues get resolved at different rates with no central visibility. Some don't get resolved at all, and the buyer finds them on handover day.
After handover, warranty claims arrive by email, phone, and in person. Each one is handled differently depending on who picks it up. There's no central record of what was reported, when, and what was done. Some buyers will escalate, and the developer has no clean documentation trail to defend their position.
Post-handover is where operational risk quietly accumulates, and where buyer satisfaction, or dissatisfaction, becomes word of mouth.
For buyers, it means structured communication and visible accountability. For developers, it means reduced dispute risk and a stronger reputation for post-sale service, the kind that generates referrals.
